Market Update for Bethesda, Maryland 20817 

A total of $41.6 million worth of homes sold during July 2010 in zip code 20817, compared to $40.8 million in July of 2009 – a modest 1.9% gain. 

The median sold price during July was $905,000, which is an increase of 17.53% over last year, but the number of units sold was down 12.24% during this same timeframe. 

The market was significantly quicker, with the average days on the market for homes that sold decreasing by 19.44%.

Market Update for Bethesda, Maryland 20817 

A total of $28.50 million worth of homes sold in zip code 20817 during May, a drop of 7.63% compared to May of last year. 

The median price was up slightly -- by 3.12% -- and the total number of homes sold was down 17.07% during this time frame. 

Given the uptick in activity we’ve been seeing in nearby zip codes, the sales downturn in 20817 is anomalous, and we suspect, short-term.  We’ll keep you posted.

Here are the residential sales statistics for March 2010 compared to March of 2009 for Bethesda.

A total of $25.3 million worth of homes sold last month, which is an increase of 36.04 percent over last year.

The median sold price was up by 4.73 percent, while the total number of houses and condos sold increased 26.09 percent.

The average time that a home stayed on the market before selling was down 41.18 percent compared to last year.

The bottom line: More homes sold faster, for more money than last year.

Here's an update on the residential real estate market in the portion of Bethesda, MD encompassed by zip code 20814.

A total of $18,394,100 worth of homes and condos sold in 20814 during December 2009, which is a 37.76 increase from December 2008.

The median selling price of homes declined 1.92 percent, but the number of units sold jumped by 45.45 percent during this same time frame.  Furthermore, the average days on the market dropped by 34.95 percent, indicating that homes sold significantly faster in December 2009 as compared to December of the previous year.
